How accurate is this estimator?
It gives an indicative range from typical published UK cost-per-point figures, based on your current band and property type. Your actual cost depends on your exact starting score, your fabric, wall type and heating, and how much evidence you can hand the assessor. Why does the property type change the estimate so much?
Because the fabric drives the score. A post-1990s cavity-walled home often clears band C on the sub-£1,500 quick-win package alone, while a pre-1919 solid-wall terrace needs loft, floor and sometimes wall measures to close the same gap. Same target, very different route and cost.
What is "cost per point" and why does it matter?
It is the installed cost of a measure divided by the SAP points it adds. It is the number that should drive every decision, because it inverts the usual advice: LED lamps, a cylinder jacket and heating controls buy points at roughly £10 to £150 each, while double glazing is documented at around £2,700 per point. Buy the cheap points first.
